OLBC’s specialist structures division is renowned for our ability to take a complex structural proposal, usually but not always involving basement substructures, and to rapidly & collaboratively design a solution with one of our panel of super experienced structural engineering partners.

Based on OLBC’s 25 years of hard won experience of basement substructures, we will select the engineering partner most suited to the type and scale of the scheme.

In taking this approach so, OLBC taken on an equitable portion of the risks. Many clients see this, in itself, as a significant benefit.

We can either be:-

• engaged on a Design & Build basis with the designers novated to OLBC– and therefore driving the budgets – offering ultimate cost certainty; or
• working in partnership with architects or surveyors in a more conventional arrangement– some professionals are more comfortable with this kind of an arrangement.

This approach also leverages our significant £1m of Professional Indemnity covers that is specific to basement and substructures.

These approach is often taken when a client wants a rapid start coupled with a very high degree of cost certainty and can apply equally to medium scale and well as very large scale structures.

The detailed design for the remainder of the build can then be worked out whilst we progress the major structural elements to completion.

Whilst many of these projects are London basement conversions we do work extensively outside of the M25 particularly for established clients on larger projects.
